Yes! Rent unfurnished; buy you own furniture and give it away when you leave, Too many expats are getting ripped off by renting furnished apartments. I spent 21,000 Rmb for everything- TV,VCR, tables,chairs, 2 king sized beds with real western matressess, hot water heater, desk, coffee table, microware, toaster oven, gas stove, draps, 3 piece leather chesterfield, fridge, real wool carpet, etc.etc.etc.


PS: I am paying 400 RMB for an unfurnished apartment.

Dear all,

I guess I must be this friend, thanks Nik. I'm going to work in the Dalian software park so if anyone knows an appartment there or somewhere along the route of bus nr. 10 which goes past the Carrefour on GuangHe Lu.
Unfurnished sounds like an idea, but seeing that this will be my first job and I am not (yet) rich, I will have to go for a furnished appartment.

I am also interested in an unfurnished apartment. I would prefer a Westernized bathroom (toilet, not hole haha), clean building ground or first, second floor or an elevator. I am too old to hike a mountain everyday! Haha! In the Software Park area. Thanks!

Hi everyone,
I'm glad to say that I have found an appartment. It is on Xi'an Lu, above the new WallMart. It is a new building and with some negotiation I got it down to 1500RMB/m. I got to pick half of the furniture myself and it is a nice western style appartment, with 2 floors (kitchen, big bathroom, big livingroom, bedroom on the second floor,+- 1,5m high) In total I think about 47M2 on the first floor and 15M2 on the second floor. I have a nice view from the 22nd floor with an all window wall.
I anyone else is interested in this kind of appartment, there are a lot more empty.
It might be on the expensive side, but it feels damn good to live inbetween the WallMart, Parkson and Carrefour.

You did well. I looked at that building 2 weeks ago and was quoted 1500 rmb (unfurnished) and 1800+ (furnished). Liked the split level!

Just curious, how long did you sign for? (3, 6, 12 months?) And how much did you pay upfront? (3 months, 6 months?) (Whatever happened to paying rent once each month?)

Rickus4: I'll have to look again at building in Sanba Square (above Carrefour/McDonald's). Good location and I think the interior constuction is quite high.

Hi Guys,

Well I signed a 1 year contract and negotiated the advance payments down to 3 months. The furniture that she had standing was a couch, matras, small table, and a desk. One day later came a new fridge and ricecooker, a big ass tv (no dvd player) plus tv stand. The landlady tried to cut down on the clothes closet and eating table, but after some negotiations I could go out and pick my own table with chairs. Half of the stuff is new so it looks pretty decent.
The landlady also pays for internet and phone installation, but does not pay the building fee (79RMB/m). There are bigger appartments available (so I'm told), but you would have to inform at an agency I guess. I got mine trough an agency just accross the road, next to Parkson. It is a small agency that charges you 100RMB and then keeps looking for you untill you have an appartment. Prices for my appartment size tend to vary between 1500 and 2000RMB/m. But you can see that the more you pay, the better furniture you have. I would suggest to just drop by the building and ask downstairs about free appartments to look at. I think there are about 30 empty per building (just guessing). I've allready had two landlords ask me if I need an appartment in the hallways.

Hi guys,

I just wanted to give an update on these appartments at Fujia Xin Tien Di, since i have been lving there for a while now. I've started to notice some problems with the appartment/building the last few weeks. I don't know about other buildings in Dalian, but this building seems to be built to last a maximum of 5 years. I am the first tenant of this appartment and all my walls have cracks in them, my toilet broke down, one of my walls is falling apart due to moist and a mould spot and most of the features in the appartment have shown very weak quality. The building still has no gass and the hallways are very spooky at night because of the lack of lights.
All in all it is a very poor quality building where everything has been done with the cheapest solution. Well the service knows about it, because every day they have to send people to fix appartment. The good thing is that they don't charge for it.
It is still a great location and I love my appartment, but if you really want to make it nice, you will have to put some money into it (the landlords are not very prepared to do this) and it is the question if you want to do this in a rented appartment.

Can anybody tell me if they also have these problems with poor quality buildings, or does anybody live in a building that does not seem to be falling apart? I will enjoy my view for at least one more year, but then I think I will move out due to concerns about my safety.

Unfortunately I think this is an ongoing problem, workers are picked up from the street when needed and don't get paid until the building is finished if at all, where is the motivation? My apartment is very substandard with cracked walls, mould, unsafe practices and a general feeling of amateurishness about it. Yes people do come when called but it is better to do the job yourself to get a professional finish, e.g. my front door has been changed three times but is still warped and scratched and my toilet has been stuck down with silicon twice at different angles but still moves with a mind of its own and my underfloor heating is a waste of time with air bubbles constantly, but excuses, excuses. Ah well, c'est la vie we wouldn't have it any other way would we (sic) !!!

Well, considering construction quality you cannot expect more from the buildings. Look at how things are built (and I see this daily in the company) and nobody in his right mind will buy a decent apartment in most of China. Just because it will have crumbled to dust far before amortization.
I thought about buying several times, but at the moment I would feel the money is lost. And good apartments are comparatively expensive in Dalian (around 8000RMB/sqm in an area and building, that I would consider has resell value. Plus decoration).
Even high price areas (I live in Xin Xi Wang, the New Hope Garden) have cracks in the wall, the floorwork builds up into a large wave in warm summer temperatures, all sinks are regularly stuck and the whole complex generally looks like 20 years older than it actually is.
That's what everyone has to live with here

Allirght, well I guess I'm not the only one. I was just wondering if the more expensive places were also of such poor quality, apparently they are.
It does put me off any buying plans I might have. Most of the building will be sold out before it's finished. That way you can't check the quality before you buy it. In my opinion the buyers of the Xin Tien Di appartments got screwed.

Just something I'm wondering...is it possible in China to let a house be built? In Holland that would be the cheapest option most of the time, you just have to find a nice peace of land (and there is not a lot left in Holland). Seeing that everything here haapends in big constructions projects, I was wondering if this is at all possible. Probably only if you have a big bag of cash and a lot of 'connections'. Or do Chinese just don't mind that everything looks the same. In my opinion there are enough of them that have the money to design and ubilt their own little paradise.

Of course it is possible to build a house. Just buying land is not possible, it will only be let for a certain period (60 years or so?). But be prepared to invest a full time job for all the construction time into personal supervision of the ongoing work. I know friends who had a hard time already in only having their own apartment decorated (which I fully understand from the construction work that I am doing in the company)
After all, it's the same workers who build your house that also build the crap all around. And they don't build like that because they are told to do it bad, they just don't know better.

Supervising is everything and they are quick learners, a friend of mine had an apartment decorated after he gave the specifications and bought everything. Then every day he supervised and the end result is a very good quality finish which is open to close inspection. I was pretty impressed I must admit, so maybe like everything else it's down to training and supervision

Is there a resale value in Dalian? I hear everyone talking about how much more there apartment is now worth... BUT... Is anyone gonna buy a secondhand apartment with so much other choice available... ??????

It is expensive but thats just the fact..... How do we find something better?

Apartment for rent : 2bedrooms, 60squre meters, simply furnished, TV, beds, table, closet,floor board, etc. Wuyi Road, Shahekou Dist. close to Walmart on the Zhongshan Road( near to stadium). Convenient transportation. 1000 yuan per month. Prepay half year, at least one year contract.
