Hi everyone, I will be in Dalian sometime next month, and although my company will be assisting me with finding a place to stay, I thought I'd do some digging on my own. I just several questions...
Is it true that when you rent a place (directly from the landlord), you are committed to renting it out for a whole year, as in there is no option for you to rent it for less than a year?
I'll be working at the Software Park, any recommendations as to a good place to stay?
I've seen ads with rates that varied from 800 yuan to nearly 200 yuan for a one-bedroom place. Is that because of the location or amenities? What's really the typical rent for a one-bedroom, and a two-bedroom apartment?

1. No, you don't have to rent for a year. Usually landlords will want at least 3 months rent in advance, but that is not compulsory, just what they want.
2. Get a place in the Software Park, the air is clean, it's uncongested, and is a 20 minute taxi ride from downtown. Rental prices are broadly the same as downtown (but less than the more exclusive locations downtown).
3. 800 per month is cheap, actually it's really cheap. 1500-2000/month is more like it for 100 square metres in a new build in the Software Park.

It is usual to have a contract (in Chinese) with everything clearly laid out: period of rental, amount of rental, any deposit, responsibilities, penalties.
Also important is the fact that within 24 hours, but am not sure exactly about that time, you need to take this PLUS the original house owner document to your local PSB and register. It is easier if you go with your landlord to the PSB to do this. If you don't then a fine of about 600 RMB in the first instance.

Hi,
The software park is a nice area, but there's not that much to do, except for the companies that are there. I also beleive the rent is much higher now a days. For 1500 - 2000RMB/month in a new appartment building, you get 50 - 70 SQM. It does depend where you live, this is around digital square. If you go up near the Technical university, it's cheaper, but there is really nothing there except for companies.
For the same price you live downtown or at Xi'an Lu. I work in the software park, but prefer not to live there. Not a lot of shops or restaurants out there and only one bar. I live near Xi'an Lu, 20 minutes to the software park by bus and 10 minutes by taxi. Plenty of shops in that area and the rent is the same as in the software park.
So it depends what you want, if you want to live near work, go for the software park.

Unfortunately at peak times (ie. when you want to go to work in the morning) it is THE bus ride to hell! The 202 bus journey rivals anything that the Tokyo transit system can throw at you!
The taxi is cool though more expensive!

To be on the safe side, you should have at least 6 months rent available in cash - some landlords require quite a large down payment up front. And, of course, it must be in cash.
