For what it is worth...

I was able to get a 6 month lease, though the landlord required payment up front.

When I was looking, I saw about 15 apartments and based on what I saw, you don't want to be in an 800 per month apt. If you spend some time, I think you could probably get into something decent for 1500, but the nice places pretty much start at 1800.

I settled on an nice but small(~60sm) place near Xing hai square for 2200 per month. I only had 2 days to get the place, so I'm sure if you have time there are better deals to be had. That said, I don't think I overpaid for what I got.

I am happy with the place and the location, if the software park is where I think it is (that is where the Dell building is I assume) There is a streetcar that runs straight there from just northwest of Xing hai square. I have not taken it, but I bet it is less than 10 min on the train.

Remembering that there is more accommodation than punters, whatever your landlord says is negotiable. I've had friends who were asked for 12 months plus 2 months bond and they've got it down to 3 months and 1 months bond. Be prepared to stand your ground

Thanks to everybody who answered - every bit of info helps!

It's a relief to know that a one-year lease is not mandatory - my friend (who moved to Dalian a couple of months back) told me that you can't sign a lease for less than a year, and so even though she wants to move someplace else she can't because she's signed for a year and is stuck with the place til the contract runs out.

So a decent place would cost about 1500-2000RMB - good to get confirmation as I didn't want to be fooled given the little Mandarin I know.

I have to think if I want to live near my workplace but be a bit far from everything else, or live farther away but have everything I need nearby...anyway I'll remember all the advice here and hopefully I can get a good deal and get a place I'll be happy with...

My advice... try not to follow the blind.
